The Philadelphia Zoning Code regulates development within the city. Zoning regulations govern:
- Property use.
- Height and size of buildings.
- Population density.
- Parking requirements.
- Signage placement.
- The character of development on private property.
Search for zoning information
Use the City’s Atlas search tool to find out about a property’s valuation, zoning, physical details, and more.
You can now find a property’s archived zoning documentation on Atlas. After locating the property, open the Licenses & Inspections tab. The documents are listed under the heading Zoning Permit Documents.
Permits and appeals
If your business or construction plans are not allowed under the Zoning Code, the Department of Licenses and Inspections (L&I) will deny your permit application. You may appeal and go to the Zoning Board of Adjustment (ZBA) to seek a variance.
For detailed information on the Zoning appeal process, see these instructions.
