The Office of Property Assessment (OPA) recently mailed 2027 valuation notices to all Philadelphia property owners. If you get a notice, don’t ignore it. Your updated property assessed value determines how much you may pay in Real Estate Tax for 2027.

You can estimate your 2027 bill by multiplying your taxable assessed value by the current Real Estate Tax rate (1.3998%), or you can search for your property on property.phila.gov to see its new assessed value. You can also use the calculator to see estimates of your bill with the relief programs we administer.

Who determines my property’s value?

OPA determines the value of all properties in Philadelphia. The Department of Revenue does not assess or determine property values. Revenue administers tax relief programs and uses the assessed value provided by OPA to calculate Real Estate Tax bills. Review their methodology to understand how their process operates.

What’s the property tax rate?

The current Real Estate Tax rate is 1.3998%. The rate hasn’t changed since 2016 and will remain the same in 2027. The total tax rate is determined by two separate taxes imposed on all properties in the city: one by the City and one by the School District.

The City rate for tax year 2027 is 0.6159%, and the School District rate is 0.7839%. Property taxes are due March 31 of every year. It is easiest to pay City bills online. Paying on time helps you avoid interest and penalties.

What should I do if I can’t pay my whole bill at once?

Contact the Department of Revenue right away. Revenue offers a number of tax relief programs to help homeowners afford their bills. You may qualify for:

These programs can break your annual payment down into monthly bills, lower your home’s taxable assessed value, limit future tax increases, or make your bill predictable and affordable by “freezing” it.

What are the requirements?

Philadelphia’s property tax assistance programs are all income-based except for the Homestead Exemption. Every homeowner qualifies for Homestead. Don’t count yourself out!
