You’ll have until December to pay off your bill, instead of March 31

Philadelphia homeowners who meet certain age or income requirements may qualify to pay their property taxes month-to-month. The City’s Real Estate Tax Installment Plan lets you pay your current-year bill, which is due March 31, in affordable installments. The goal is to help you stay compliant by offering a payment option you can afford instead of a lump sum. See below for more details.

Property tax payment made easy

Homeowners who can’t pay their property taxes all at once will find an Installment Plan helpful. The program is designed to help you budget a monthly amount you can afford by splitting your bill into equal installments. You won’t incur interest or penalties once you are enrolled.

Who’s eligible?

Installment Plans are available to all seniors regardless of income. Low-income homeowners are also eligible to apply. But keep in mind that this is an owner-occupied program. You have to own your primary home to qualify. If you own a house but don’t live in it, you can take advantage of our preferred or standard agreements to pay your bill.

Before you apply

Review the program flyer on our website to see if you qualify. Remember that installment plans are age- or income-based. If applying as a senior citizen, you must be 65 years old or have a spouse who’s 65 years old. Seniors don’t have to meet any income requirements to qualify. All other homeowners should review the program’s income and family size guidelines before applying.

The fastest, easiest, and most secure way to apply is online. You don’t need a username and password. Plus, the Philadelphia Tax Center is mobile-friendly, so you can use it on your phone or tablet.

Here’s what to expect

When you’re approved, you’ll receive an acceptance letter from the Department of Revenue and monthly bills. We don’t send coupon books anymore. If this is your first year in an Installment Plan, your first payment is due in May, then you have until December to pay off your Real Estate Tax.

Revenue will automatically enroll you in the program when you make all required monthly payments. There’s no need to reapply, unless your deed changes. But be careful; a missed payment could end your participation in the program, and to get back in, you’ll be required to restart the application process.
