Do you still owe property taxes for this year? Your account is at risk of becoming delinquent if you do not settle this bill by December 31. The 2023 Real Estate Tax bills were originally due on March 31, 2023.

Currently, your account is accruing monthly charges at the rate of 1.5%, but if you don’t pay in full or enter into a payment agreement by December 31, your account will become delinquent on January 1, 2024. At that point, the City will:

  • Put a lien on your property and
  • Add legal fees to your account—increasing the size of your debt even further.

Here’s how we can help

Contact us today to set up a payment plan so you don’t have to worry about the extra burden. We understand that not all property owners can afford a one-time, lump-sum payment, which is why we offer a Standard Payment Agreement. It allows owners, even those who do not live on their properties, to pay their bills in installments. Although a down payment is required, this agreement type is not income-based.

For owners who live in their Philly homes, you’re eligible for the  Owner Occupied Payment Agreement (OOPA) program. No down payment is required, and some homeowners pay as low as $0 per month.

How OOPA works

OOPA allows homeowners with delinquent Real Estate Tax bills to make affordable monthly payments. Even though the terms of your agreement are income-based, you’ll always receive a monthly repayment plan that you can afford. All homeowners qualify for an OOPA, regardless of income. To qualify, you must live in the property you are applying for.

OOPA protects the homes of thousands of Philadelphians from tax foreclosure. It also prevents your account from being sent to a collection agency. So, call us today at (215) 686-6442 or go online and apply for OOPA—don’t wait for your account to become delinquent before acting!

Applying online is easy

  1. Find the “Search for a property” link under the “Property” panel on the Philadelphia Tax Center
  2. Enter your address and select “Search.” Your property’s OPA number appears as a blue hyperlink on the right side of the screen.
  3. Select it to access your property account. Then, choose the “Apply for real estate assistance programs” link to access the next page and follow the prompts to submit your application.

Once signed up, the program helps you to pay off your delinquent property taxes and if qualified, you may be able to include current and future tax years, but you must maintain consistent payment to stay enrolled in OOPA—a late or missed payment may end your participation in the program.

Looking to make a payment?

It is always best to pay your bill in full on the Philadelphia Tax Center. You can use the “Search for a property” link under the “Property” panel to find and pay your balance or select “Make a payment” under the “Payments” panel to get started. You only need your address or OPA number to access your balance on this website.
