BUILDING MAINTENANCE GROUP LEADER
GENERAL DEFINITION
This is supervisory building maintenance work planning, assigning and coordinating the activities of a group of skilled trades workers engaged in the maintenance and repair of building physical structures, equipment and system components . Employees in this class supervise workers in various building trades categories and/or those utilizing several building trades skills in performance of their tasks. Significant to the work is the responsibility for ensuring the proper, efficient and expeditious completion of subordinates' work assignments.
Work involves some disagreeable aspects and moderate physical effort.
ALLOCATING FACTORS: (The following conditions must be met in order for a position to be approved for this class
- the position must supervise the work of a skilled maintenance staff in several building trades activities.
- the position must supervise a minimum of three skilled full performance level subordinates.
TYPICAL EXAMPLES OF WORK (ILLUSTRATIVE ONLY)
- Receives requests for emergency and corrective building maintenance work; evaluates
and determines the extent and type of maintenance and repair work necessary; estimates the
time, personnel, materials and tools required for job completion; prioritizes work and issues
assignments to subordinates in an efficient and coordinated manner; inspects subordinates' work
in progress and completed to ensure proper performance; points out problems and discrepancies
in work and instructs on corrective measures; ensures work is performed under safe working
conditions; trains and/or ensures the training of newly hired and inexperienced employees in
building trade practices and standards.
- Maintains supply stock and prepares and issues purchase requisitions for needed
equipment, materials and supplies; prepares supply and equipment specifications; obtains prices
from vendors who can supply needed parts; monitors requirements contracts with vendors
supplying materials; ensures supplying vendors adhere to contract requirements and that
expenditures for materials do not exceed budgetary allotments; receives and distributes materials
and supplies needed to complete projects.
- Supervises skilled, semi-skilled and laboring personnel engaged in several of the following activities; repairing doors and furniture and
performing other related carpentry work; installing and repairing plumbing and sanitary
fixtures; removing old paint surfaces and applying paint to physical structures; plastering areas
as necessary; pouring and finishing cement and laying block, brick or stone; laying down
roofing material to cover old and exposed roofs; maintaining and servicing various mechanical
and HVAC equipment; installing and connecting electrical equipment; welding of metal items;
installing and changing locks; cleaning and providing custodial care of rooms and building
areas: caring for lawn, gardens and grounds; and providing general manual services.
- Keeps records of staff maintenance and repair activities; prepares monthly activity
reports for review by superiors; signs daily attendance sheets and approves leave time; rates
subordinates work performance and recommends disciplinary action; utilizes computer programs
to enter and extract data for record keeping purposes; participates in maintenance and repair
projects as necessary.
- Performs related work as required.
REQUIRED KNOWLEDGES, SKILLS AND ABILITIES
KNOWLEDGE OF:
- several building and/or mechanical trades areas such as carpentry, plumbing, painting, HVAC maintenance and welding.
- the methods, practices, materials and tools utilized in the maintenance and repair of building physical structures, equipment and system components.
- the occupational hazards and safety precautions involved in the maintenance and repair of building physical structures, equipment and system components.
- the costs of labor, materials, and time in building maintenance and repair projects.
SKILL IN:
- the use and care of tools and equipment used in the maintenance and repair of building physical structures, equipment and system components..

- plan, assign and review the work of skilled and semi-skilled workers engaged in a variety of building trades activities.

MINIMUM ACCEPTABLE TRAINING AND EXPERIENCE
(The following statement represents the minimum training and experience standards which will be used to admit or reject applicants for tests. Applications submitted by candidates for this class will be reviewed based on training and experience requirements as approved on /92.)
EDUCATION:
- Equivalent to the twelfth school grade
AND
GENERAL EXPERIENCE:
- Four years of experience maintaining and repairing building physical structures, equipment system components and or maintaining, and repairing machinery and mechanical devices.
AND
SPECIFIC EXPERIENCE:
- Two years of experience performing skilled, full performance level building maintenance and repair work on building physical structures and related equipment and system components or machinery and mechanical devices.
PHYSICAL AND MEDICAL REQUIREMENTS
- Ability to physically perform the duties and to work in the environmental conditions required of a position in this class.
LICENSES, REGISTRATIONS AND/OR CERTIFICATES
- Possession of a valid proper class motor vehicle operator's license as issued by the Commonwealth of Pennsylvania prior to appointment and during tenure of appointment as a .Building Maintenance Group Leader if required by work assignment.
NOTE: Employees are required to safeguard and account for all tools, equipment and supplies used in the course of their work.
