Pennsylvania law (PA Act 89) requires the seller of real estate in Philadelphia to present to the buyer, no later than the settlement of the sale, a certificate from the Department stating the current use, the legal zoning classification, and any violations of record for the subject premises. Hours of business are 8:00 a.m. until 5:00 p.m. local time. Certificates are typically issued not less than fifteen working days after applications and fees are received. The current fee is fifty dollars ($50.00).
