ROOFING
All Work shall comply with Chapter 15 of the Philadelphia Building Code.
Roofing systems applied over existing roof coverings (defined as "roof re-covering") the new system must be classified by an independent laboratory such as Underwriters' Laboratories or Factory Mutual for use with the existing insulation type. The total thickness of insulation shall not exceed the maximum specified for the new system being installed.
If two or more layers of shingles exist on a roof, they must be removed before the new shingles are installed
This permit includes the roof covering, and the replacement in kind of a maximum of 10% of the existing sheathing and the installation or relocation of gravity venting.
A Fast Form Roofing Permit is not valid for Historically Certified Buildings, a support structure below the sheathing and/or the replacement of sheathing in excess of 10% of the roof area, ballasted roof systems, installation of skylights, and/or a change in the location of roof top mechanical equipment. These types of work require that you obtain a building permit through our Permit Services Unit in the Concourse of the Municipal Services Building, 1401 JFK Blvd.
SECURITY GRILLS
The maximum projection permitted beyond the building is 18 inches. The minimum clearance above the footway is 7 feet. The mechanism shall be anchored to the building with appropriate non-corrosive fasteners as per the manufacturer's instructions. The roll down security gate/grill shall not obstruct the required exit, or exits of other tenants when in a closed position.
Security devices proposed to be installed in the Center City commercial area and the Neighborhood Commercial areas are required to be 75% open. The Philadelphia Property Maintenance Code specifies these locations
Security grill must be attached to the face of the building.
Inspector must be notified 48 hours prior to the start of work and the permit must be posted. Failure to comply will result in the issuance of a $75 ticket for each offense.
WINDOWS/DOORS
The work is limited to exterior doors only. Replacement must be same size and location as the original opening. Increasing or decreasing the size of the window/door requires that you obtain a building permit through our Permit Services Unit in the Concourse of the Municipal Services Building, 1401 JFK Blvd.
Replacement must be 30 feet form any interior lot line or other building on the same site.
Note: This permit is not required for replacement of windows/doors in a one- or two-family dwelling, provided the opening is not increased or decreased.
